Interior Painting for Home Staging

Helen was preparing to sell her home, and she wanted it to feel fresh and welcoming to prospective buyers. She knew that a quality interior painting job could have a big impact, but she also had to stay within a budget. A complete repaint wasn’t needed, and she contacted Home Painters Toronto for a smart, cost-effective solution that would show off her home’s best features.
Upon evaluating the space, we advised a smart plan of attack: concentrate on high-traffic areas and must-do touch-ups, then go big with a bold accent wall to elevate it into a sleek, modern space. This plan provided a refreshed, eye-catching look to Helen’s home, without the expense of a complete repaint.

Managing the budget was of course one of the biggest challenges, but we found this is always the case when the budget is tight and impact is expected. Helen would have loved a full repaint, but that was $13,000 and $14,000, so she didn’t want to waste the money but still wanted to make a big impression.
The other major consideration was time. Because the home was being staged for sale, the work had to be completed quickly and efficiently so that it was ready for viewing. The mini-date with our team was on a compressed schedule for a perfect finish.

The Result

In only a handful of days, we helped Helen get her home market-ready with a stunning refresh. Painted walls warmed our hearts and new shades adorned the space giving it an allure of kiasi.
With a bright new colour, the fireplace was an eye-popping focal point, and a fresh thank-you coat of paint made the trim and the doors look fresh and clean. The home sold quickly and Helen loved how it turned out, she is actually excited to hire us again for her new home!

Scope of Work

To achieve the best results while staying within budget, we followed a step-by-step painting process, ensuring that every part of the project was executed with precision.

Step 1: Surface Preparation

First, we need to prepare the surfaces for a professional finish before PERMANENTLY applying any paint.

  • Fill and Sand: We filled in all the smaller holes, cracks, and imperfections on the walls, and sanded them down creating a smooth surface.
  • Caulking and Priming: Any gaps or rough patches were caulked and primed to avoid peeling or cracking in the future.
  • Protecting the Home: We masked everything which was not meant to be painted and used drop cloths to cover the floors and furniture to avoid paint specks or drips.

Step 2: Wall Painting

We used Sherwin-Williams Duration Matte for the main walls and Benjamin Moore’s Swiss Coffee OC-45. These warm, neutral colours were selected for their ability to brighten the space while maintaining an elegant, welcoming tone that’s just right for home staging.

  • Paint Application: We painted two, to get an even coat and more durability.
  • Areas Painted: We painted the hallways and stairways, as well as the living room, dining room, kitchen and two bedrooms, the most used and most visible living areas in the home.

Step 3: Trim and Door Touch-Ups

Instead of painting every single piece of trim and doors, which would have cost $1,000 on top of the project, we made targeted touchups with Sherwin-Williams Promar Classic Satin White.

  • Why This Approach? Complete repainting was not necessary, with touch-ups to refresh the trim and keep costs down.
  • What Was Done? We colour-matched the trim and doors and touched up any scuffed or faded areas to make them look crisp and clean again.

Step 4: Paint the Ceiling in One Bedroom

We painted the bedroom ceiling Sherwin-Williams Promar 400 Flat White in an effort to lighten one of the bedrooms.

  • Why Paint the Ceiling? Ceilings can turn dull or yellow with age. A coat of fresh white paint opened up the room immediately.
  • Paint Process: Apply one coat of paint for a smooth application.

Step 5: Refreshing the Accent Wall Behind the Fireplace

The fireplace was given a bold accent wall to help it stand out and create a feature in the living room. We used Benjamin Moore’s Nightfall 1596, a deep, sophisticated colour that helped provide contrast and freshness to the space.

  • Why This Colour? The impact: the dark accent wall helps highlight architectural features that matter, making the space feel more chic and high-end.
  • Application: We feathered along edges for clean lines, then kept it, and applied two coats for good, even coverage.

Step 6: Nursery Touch-Ups

In the nursery, we had to colour-match and blend touch-ups invisibly.

  • Custom Colour Matching: We used a matched quart of paint to ensure the touch-ups blended perfectly with the existing wall colour.
  • Why This Approach? Instead of repainting the entire nursery, this was a time- and cost-effective way to update the look of the room.

BEFORE AND AFTER

Timeline & Outcome

All of this was completed in 7 days to ensure the home was ready for staging. The total price tag was about $9,000, a far cry from the $13,000–$14,000 quoted for a full repaint, freeing up about $4K–$5,000 in Helen’s budget.

The homeowners were able to take corporate money, and a bit of paint, and turn an organization that struggles with being stark and sterile into a bright, welcoming place buyers couldn’t resist by focusing on high-impact areas. She loved the results, and the house sold in a flash — and for a good price.
